If you have even the slightest interest in owning a squash centre you must read to the end of this article. The Belmont Squash and Fitness freehold is now available and what you get in the deal is significant.
This centre is located parallel to Princess Hwy, Geelong, Victoria in a quiet cul-de-sac with large on site sealed car park and street parking in Settlement Rd and Mitchell St. The business has traded since 1972 and was originally opened by Heather McKay . This iconic sports facility and cash flow business provides squash, racquetball and gym facilities to members and the general public. Aerobic classes are also offered in a large upstairs studio. A martial arts school has sublet this room for 16 years and has a successful mix of juniors and adults, whilst additionally providing two self defence/fitness classes each week to our members since 1994.
Future residential opportunity
The land area is over 2000 square metres with a zoning and Planning approval of residential one. It has a conforming use approval as a sports / Recreation facility with the City of Greater Geelong. The business has only been managed by a few tenants in its 38 year history.
Squash/Racquetball courts
Currently 5 courts with two original courts used as Gym/weights room for members. An additional court is awaiting the floor to be re-laid. At present there are two competition nights for squash, one for volleyball and one evening for social racquetball players. School use of both courts and gym facilities adds to the centres income. There is no junior pennant or competitions currently operating.
All obligations for staff superannuation and leave are fulfilled. Cameron White has managed the centres competitions for many years and is prepared to discuss his retention should the successful purchaser desire. All staff are employed on a casual basis and they have proven their loyalty and are trustworthy.
A LIQUOR LICENCE is current and the reception area has a food licence. Incorporated in the foyer is a sports equipment retail facility which is well patronised. Restring services are provided on premises. A membership base paid by direct debit provides a regular income stream.

It would be unfortunate to see this centre developed in the absence of another public squash facility. The opportunity to procure this centre as a superannuation investment would be obvious to some of you and we would encourage you to explore this opportunity. If you have more than a passing interest in securing this property, do not sit on your hands for too long as your enquiry may me met with the news that a contract of sale has been finalised.
